A 30-Day Plan to Prepare Your Burnaby Condo for Sale
Preparing a Burnaby condo for sale is easier when you separate the work into decisions, documents and presentation. A 30-day plan gives you room to organize those pieces without assuming every home needs a renovation. Adjust the sequence to your circumstances, the property's condition and the documents available.
Days 1–7: Define the move and assemble the facts
Start with your preferred moving window, any purchase you are coordinating, and the practical limits on showings. Discuss pricing and timing with your REALTOR® using current comparable information. A launch date should fit the preparation required, rather than force you to rush important decisions.
Gather the information already in your possession: renovation invoices, appliance details, warranties, keys and fobs, parking and storage information, and records connected to alterations. Ask what strata records should be ordered and who will arrange them. The Province provides an overview of paperwork relevant to strata sales.
Create a simple task list with one owner and a due date for each item. A missing document and an unfinished paint touch-up should not disappear into the same vague “get ready” reminder.
Days 8–14: Address condition and reduce clutter
Walk through the home as a visitor would. Start at the entrance, then move through the living space, bedrooms, bathrooms and balcony. Note small maintenance items, crowded surfaces and anything that needs professional assessment. Decide which tasks improve clarity and usability within your available time and budget.
Do not conceal a defect with staging or a cosmetic cover-up. Discuss known issues and disclosure questions with your REALTOR® and, where appropriate, a qualified professional. BCFSA's consumer disclosure guide is a useful starting point for understanding how information is communicated in a transaction.
Days 15–21: Plan photography around the real home
Choose a furniture arrangement that shows how the rooms function. Keep access to windows, doors and storage clear. Remove private paperwork and personal items you do not want visible in marketing photographs. Check mirrors and reflective surfaces as well as desks and countertops.
- Prepare an accurate list of features to verify for the listing.
- Agree on which rooms and common areas may be photographed.
- Coordinate any building access or booking requirements.
- Review the proposed photographs for accuracy before launch.
A floor plan and clear photographs help buyers understand the space. They should not suggest features, views or dimensions that the property does not have.
Days 22–30: Make the home easy to view
Set workable appointment windows, a pet plan and a quick reset routine. Confirm the process for visitors entering the building. Keep the entry clear and provide consistent instructions through your REALTOR® so buyers are not left guessing about access.
Before publishing, review the listing details, price, inclusions, showing instructions and contact information. Agree on how feedback will be collected and when you will revisit the launch strategy. A planned check-in is more useful than reacting to each isolated comment.
Keep preparation proportional
Not every improvement returns its cost, and no preparation checklist guarantees a sale price or timeline. Focus on accurate information, a well-presented home and a clear plan for decisions. For an overview of the process, visit selling your Greater Vancouver home.
