Brentwood vs. Metrotown: How to Choose Your Burnaby Condo Location
Brentwood and Metrotown can both belong on a Burnaby condo shortlist. The useful question is which specific home makes your week easier. Two apartments with similar asking prices can feel very different once you include the trip to work, elevator waits, grocery runs and the space available for a desk.
The City identifies Metrotown as Burnaby's regional city centre and downtown, and Brentwood as a municipal town centre serving the northwest. Those are helpful starting points, rather than a ranking of where you should buy. See the City's town-centre overview.
Begin with the journeys you actually make
Write down three recurring destinations: work or school, someone you visit regularly, and an evening or weekend activity. Compare the complete route from each prospective building. Include walking to the station, transfers and the final walk, rather than only time on a train.
Brentwood Town Centre is on the Millennium Line; Metrotown is on the Expo Line. Check the current network and service information through TransLink. Test a route at the time you would use it. A convenient connection for one household can be an awkward transfer for another.
Compare buildings within each neighbourhood
A neighbourhood name does not tell you how a strata operates. Create a separate comparison for each building: monthly costs, services included, maintenance planning, insurance, parking arrangements and the rules that matter to your household. Keep questions about the neighbourhood separate from questions about the building.
During a showing, look beyond the lobby. Follow the route from the entrance to the unit, then to parking, storage and waste disposal. Ask about move-in bookings and visitor access. An appealing amenity room is useful only if its hours and booking rules fit the way you intend to use it.
Test the apartment as a place to live
- Measure space for your actual bed, dining table and work setup.
- Check storage inside the home as well as any separate locker.
- Notice window orientation and ask about heating and cooling arrangements.
- Listen from the balcony and inside with windows closed.
- Confirm the parking and storage rights in the relevant documents.
Use the same checklist in both areas. Otherwise, a sunny first viewing can overshadow practical differences that become more noticeable after you move.
Walk the surrounding blocks
Choose one everyday errand and walk it from each building. Look at crossings, grades, entrances and the route you would take carrying bags. Visit again at a different time if a property stays on your shortlist. Record what you observed, and separate it from assumptions about future development or services.
For proposed construction near a home, check the actual address and current municipal information. A rendering or sales description should not be treated as a guaranteed completion date or a permanent view.
Make a shortlist with clear trade-offs
Give each property a simple rating for commute, layout, total carrying costs, building information and everyday convenience. Mark any unknown item as a question rather than giving it a neutral score. The strongest candidate is the one whose compromises you understand and can comfortably accept.
